How Section 8 works at our Las Vegas apartments
Section 8 — officially the Housing Choice Voucher (HCV) program — lets you rent a private apartment while a housing authority pays part of the rent directly to the property. In Las Vegas that authority is the Southern Nevada Regional Housing Authority (SNRHA). You cover a tenant portion (usually about 30% of your household income) and your voucher covers the rest, up to the program limits.
Both Vegas Value Living communities are already set up to work with voucher holders. Once you pick a unit, SNRHA inspects it, we sign the Housing Assistance Payments (HAP) contract, and you move in. Because we have done this hundreds of times, we know what inspectors check and how to keep your move-in on schedule. For a full step-by-step walkthrough, see our Section 8 approval process in Las Vegas guide.

What to bring for fast voucher approval
Come prepared and we can start your application the same day. Voucher holders pay no application fee.
Both properties accept vouchers — no application fee
Whether you are searching for "section 8 apartments las vegas," "affordable housing las vegas section 8," or a "housing choice voucher las vegas apartment," both of our communities qualify. Both are owner-operated, so there are no broker fees and no application fee for voucher holders. Income requirements are flexible — Section 8, SSI/SSDI, VA benefits, and self-employment all count toward the roughly 2.5–3× rent guideline that applies to your tenant portion.
Compare our two voucher-friendly communities — Maryland Park Apartments near downtown at 521 S Maryland Pkwy, and Bonanza Park Condominiums in West Las Vegas at 2221 W Bonanza Rd — and apply with whichever fits your household.

Do you accept Section 8 vouchers?
Yes. Both Vegas Value Living properties — Maryland Park (521 S Maryland Pkwy) and Bonanza Park (2221 W Bonanza Rd) — accept Housing Choice Voucher (HCV) / Section 8 tenants. Bring proof of your voucher and we’ll start your application.
Is there an application fee for Section 8 tenants?
No. Voucher holders don’t pay an application fee at either property. Non-voucher applicants pay $50 per adult.
What documents do I need to apply with a Section 8 voucher?
Bring your Housing Choice Voucher approval letter from the Southern Nevada Regional Housing Authority (SNRHA), photo ID, and proof of any additional income. We handle the rest with your housing specialist.
How long does Section 8 approval take here?
We process voucher applications quickly. Once your HAP contract clears inspection with SNRHA, most residents move in within 1–3 weeks. We’ve done this hundreds of times and know what inspectors look for.
What rent amounts do you accept for voucher holders?
Our rents fall inside SNRHA’s payment standards for the Las Vegas area. Studios at Bonanza run $900–$1,000, 1BRs are $950–$1,150, and 2BRs at Maryland run $1,200–$1,500. Payment standards update annually — call us and we’ll confirm current numbers.
Do I need good credit to rent with a Section 8 voucher?
No. We work with all credit situations for voucher holders. A voucher plus proof of stable tenant portion covers the rest.
Are these affordable housing apartments in Las Vegas?
Yes. Vegas Value Living operates two owner-operated affordable apartment communities in central Las Vegas that welcome Section 8 / Housing Choice Voucher tenants. Rents start at $900/mo and there is no application fee for voucher holders — no broker fees either.
Do you accept the Housing Choice Voucher at your Las Vegas apartments?
Yes. The Housing Choice Voucher (HCV) is the federal program most people call Section 8. Both Maryland Park and Bonanza Park accept HCV tenants, and we coordinate the HAP contract and inspection directly with the Southern Nevada Regional Housing Authority (SNRHA).
Can I use my voucher if I have a past eviction?
Often, yes. We offer second chance leasing, so a prior eviction is not an automatic no. Bring your voucher and let us review your situation — many voucher holders with a past eviction have leased with us.
